The City of London has granted the go-ahead to developer Beetham's first office development on its eastern edge near Aldgate on Minories, EC3.
Revised by Foreign Office Architects to take into account the Tower of London world heritage site and possible site intrusions that the scheme could lead to, the three building Trinity project will contain a combined total of 97,545 of grade A office space plus retail space on the lower levels.
Heights of the trio of buildings range from 54 to 99 metres whilst the tallest building will contain 25 floors, topped by an upper floor café and observation deck. Typical office floor-plates are designed to be highly flexible for tenants offering between 1,393 square metres and 3,251 square metres.
The buildings are separate but designed as a coherent whole, almost as if they are a mountain range of glass piled together by tectonic plates. Between them linking the proposal up and providing new pedestrian routes through the site will be a series arcades and integrated canopies that help visually connect the buildings.
Beetham has already obtained funding for Building 2 as the first of three phases of development that will run between 2008 and 2014 if all goes to plan. They plan to build this speculatively once demolition of the existing site that includes Latham House is completed.
